10.3 acres for sale, $24,200 - Owner will finance for up to 15 years @ 7%.
Monthly payment is $215.72

For sale is a 10.3 acre lot just outside the California City limits -- by about 1 mile.  The parcel is located on California City Blvd (Randsburg Cut-off) about 1 mile west of Highway 14, and yes, there is pavement to the property.  The intersection of CA City Blvd and Highway 14 is poised for development with much speculation on the future growth along the highway corridor.  Hyundai / Kia automakers have built a $60 million dollar automotive test center (the 4,300 acre facility includes a 30,000 square foot office complex) in the area and Honda also operates a testing facility just north of California City, where motorcycles and off-road vehicles are tested.

A down payment of $200 buys this acreage.  The buyer will assume a balance of $24,000 to be paid in monthly installments of $215.72 for 15 years at 7%.  After the down payment is received and clears I will forward to you the real estate contracts.

Being sold by owner you can count on the following:

No Commissions!!
No Hidden Fees!!
No Credit Checks!!
No Qualifying!!
No Prepayment Penalties!!

This is all flat 100% usable land, and the pavement is to the property.  Zoning is A-1, 2.5 acre minimum, and that allows for homes, ranches, limited agriculture, horses, and subdividing into 2.5 acre parcels.  The view are unspoiled, snowy mountain tops and wide open flat desert vistas.  As it sits right now, this parcel can make a great weekend getaway for camping, R.V.'s, desert explorers, and off-road enthusiasts.

Additional information: Kern County, A-1, 2.5 acre minimum.  Taxes are current and approximately $50/year.  The successful buyer will be responsible for paying the yearly taxes beginning in November 2010.  No back taxes or other assessments are due.  Assessor's Parcel #225-115-01.  Mineral rights subject to any reservation on record, however, any rights owned will be passed on to buyer.  Any utitlities in the area are about 1 mile away at the closest, although I did hear than when the intersection was being completed some utilites were being put in the ground along the street.  I never did follow up to confirm this.  There is no time limit to build.  Seller carries papers, no extra fees for drawing or mailing documents.  I will hold the deed until paid in full.  After full payment is made, I will record the deed in the buyer's name at no additional charge.

QUALITY OF LIFE - Here you will be able to enjoy a four season desert climate, clean air, good schools, safe streets, and numerous recreational activities.  Fishing, hiking, skydiving, horseback riding, hunting, off-roading, hot springs, sand dunes, and camping can all be found/done are here.  There is an 18 hole PGA golf course, and 80-acre Central park and lake, shopping, post office, public library, schools, you name it.  In addition, all of the attractions and amenities that Los Angeles has to offer would never be more than two hours away - beaches, even more shopping, Hollywood, etc... just avoid the grid-locked freeways in downtown L.A.  ;-)

GROWTH - After this recession we are in the Antelope Valley and surrounding areas will most likely resume their growth.  Antelope Valley population to date is over 475,000 and is expected to break 1,000,000 people by 2020.  I've read that CA City is the only Antelope Valley community with it's own police and fire department.

LOCATION - The property is situated in the Southern California High Desert with the cities of Lancaster and Palmdale to the south, Mojave to the west, and Ridgecrest and the Sierra Nevada mountain range to the north.  Mojave airport and Edwards Air Force Base are both nearby and a popular viewing spot for the landing NASA Space Shuttle.

An extra bonus is that while you can enjoy everything that CA City has to offer you don't have to pay into their higher property tax rates and miscellaneous school bonds as this property is just right outside of CA city town limits.

First $200 down takes it!

I encourage every prospective buyer to go out and see this property.

Driving directions from Los Angeles: take Highway 14 for 68 miles to the town of Mojave.  From Mojave continue on 14 north for 5 miles to California City Blvd exit.  Exit left and go just over 1 mile until you see the survey marker in the street. (it is cut into the middle of the street, a bit over 1 foot square - you can miss it if you fly by at 65 MPH)  You will then be at the NW corner of the property - feel free to explore the land and drive the access road.

Standing on the property and the views across the street are great.  Last year we drove right by on the LA to Barstow to Vegas dual sport ride.

More mountain views.  Immediate occupation and use of land granted to buyer upon clearing of down payment.

Took a picture towards the Tehachapi windmills - tough to see as these are older scanned pictures back from 2003.

This is the property itself, lots of brush and the occaisonal Joshua tree.  Notice the dirt road the runs the full length of the west boundary.  10.3 acres = over 400,000 square feet, that's a lot of land.

Picture faces south towards Highway 14 and California City, McDonalds about 10 minutes down the road.

This survey marker marks the NW corner of the property.  You can't miss it as it's right in the middle of the street.

California map - this lot is secluded yet close to it all.  The Southern California population base has probably exceeded 10 million people.

BLM map - shows the proximity to California City and the town of Mojave.

Plat map - notice the small red arrow.  That is the survey marker shown as pictured above.
